OFWs boost demand for horizontal developments
The attraction lies in being the master of their own property

 WASHINGTON Place is Stateland´s newest and grandest  development rising in the emerging city of Dasmariñas in Cavite.
 
       Families of overseas Filipino workers still prefer buying house and lot packages, says a developer of a 40-hectare project located along Aguinaldo Highway in Dasmariñas City in Cavite.
         "For such an expensive horizontal development, we were able to offer 1,701 house-and-lot or lot-only packages. And yet, in just a few months after offering this to the market, we are now planning on how we could further expand as we are swamped with buyers, "says Delie Chua, First Vice President for Marketing of Stateland Inc., whose latest project - the Washington Place - is currently enjoying brisk sales, thanks to OFWs.
        She said that 60 to 70 percent of their buyers are families of OFWs. "And we have hundreds of house-and-lot packages already taken up in just a few months of officially offering them."
       This is no longer surprising for Chua considering that her company´s other developments like Chester Place in Dasmariñas, Cavite, Crystal Place in Imus, Cavite, Gran Seville in Cabuyao, Laguna, Villa San Lorenzo in Imus, Cavite, North Olympus IV in Novaliches, Quezon City, and Royal Plaza II in Sta. Mesa, Manila have numerous interested OFW buyers.

Privacy and Freedom
      "When I ask them what attracted them to a house and lot, most of them appreciate the privacy they can enjoy and the fact that they have the freedom to modify the building and land as they please [although this may be subject to government, homeowner association, and the deed restrictions]. In other words, they love being masters in their own properties," shared Chua.
        Besides, Chua said she appreciates the fact the OFWs have the buying power.
       Citing a recent Bangko Sentral ng Pilipinas projection, she said the country is expecting a 5-percent growth for cash remittances this year - that´s on top of the $20.117 billion or around P825.6 billion recorded last year.
      "And considering that a total of 1,800,465 overseas workers were deployed last year, an increase of 6.7 percent from 1.687 million a year ago [citing data from the Philippine Overseas Employment Administration], imagine if just a fraction of these individuals decide to come to you and consider your house and lot packages.

Buying power
       "The OfWs have the buying power considering that the money sent home by Filipinos working overseas amounted to $1.9 billion (P78 billion) in the first month of this year alone, said Grant Orbeta, First Vice President of Stateland Inc., citing a BSP figure.
       This figure represents an increase of 8.4 percent compared to January last year.
       "We tell them that since this is one of their most important, if not the biggest investment they will make, Stateland has made sure the houses they will move in are of the highest quality, and that the community that they will soon belong to are one of the safest and thoroughly studied when it comes to flooding and accessibility," said Orbeta, who added that Stateland has employed a meticulous, a trademark of company, that is meant to be long lasting and resistant to cracks.
      "Stateland has been in the industry for 37 years, so one could just imagine the experience it has when it comes to coming up with durable and long-lasting homes," Orbeta said.

Strategically located
      To convince OFWs to patronize Stateland projects, Chua said the company´s planners and engineers make sure each of their projects are strategically located along main thoroughfares and near commercial establishments, schools and hospitals.
      " In the case of Washingtopn Place, it has the advantage of being near SM City Dasmariñas and Robinsons Dasmariñas as well as just a few minutes away from a number of leisure and relaxation destinations like Tagaytay City. The development is also near schools and universities like Dela Salle University-Dasmariñas, Philippine Christian University, AMA and Lyceum University of the Philippines-Cavite Campus as well as hospitals (Dela Salle University Medical Center, Asian Medical Center). If they need to go to Metro Manila, there´s the Aguinaldo Highway and Cavitex or the Carmona national highway and the South Luzon Expressway providing them quick access," said Chua.
     Washington Place is the company´s first project to incorporate modern contemporary designs in house models as well as common area structures. "We offer several house designs ranging from one-storey, single attached, two-bedroom units to two-storey , single detached, three-bedroom units with prices ranging from P1.7 million to around P6 million, "according to Orbeta.

Wide main road
    The modern contemporary themed Washington Place features a unique 22-meter wide main road that will be line with commercial establishments.
     "This will lead to a well-appointed residential area that will be fronted by a separate residential guardhouse. The geometric layout typical of modern architecture will be evident the moment one steps on the property, from the commecial guard outpost and residential guardhouse to the house designs and amenities,"described Ryan De Guzman, Stateland Inc. Advertising and Business Development Group Head.
     He shared that apart from a landscaped main entrance, the whole development will be anchored by the clubhouse/ multi-purpose hall that features a tennis court, covered and outdoor basketball court, giant-sized chess board area, children´s playground, swimming pool with children´s wading pool, a golf putting green, giant-sized Snakes and Ladders board area as well as bicycle racks at the guard house and open spaces.

Flexible terms

    Orbeta shares that for more than three decades, the company mastered the rudiments of the real estate business-from conceptualization, development, financing and marketing of high-quality real estate products and services.
     "Considering the amrket we are trying to attract- the middle-income earners-we made sure we have one of the most flexible terms in the market. We try to accomodate our buyers´ requests as to which payment term would best suit their capacity to pay," he said.
      Moreover, there are various house models, combining sleek design with functionality available to buyers depending ion their requirements and preferences.
